Understanding your general home inspection

Mark’s Home Inspection can perform a General Home Inspection on a new construction home, an older home, a condominium or townhouse, or a multi-family residence. We are also able to perform pre-listing inspections for sellers, which helps to avoid any surprises during a traditionally timed inspection, after a buyer’s offer has been accepted. You may wish to discuss this option with your Realtor®.

What does a General Home Inspection cost?

Fees vary, as do the way different inspectors charge. Our fees are based on the size of a home, not the amount of time spent. We do not have a set amount of time for each inspection – we inspect until the inspection is done, and done properly. Radon Testing: We use a Sun Nuclear Digital Continuous Radon Monitor. This test runs for a minimum of 48 hours, per the EPA protocol, “sniffing” the air for radon particles. The price for radon testing is $170.00.

Mold Analysis and Testing Services: We are certified to test for molds that are or may be present in the home. We can do bulk testing, swab sampling, and air quality testing. Swab or bulk testing is useful if there is apparent mold growth that is visible and accessible. The price for a single swab or bulk testing including the lab fees and the report is $150.00. If however, the mold is only found by smell, it is considered airborne and requires an air quality test instead.

With air quality testing two samples are taken: one inside and a separate one for comparison outside. Airborne mold testing costs $300.00 including the written lab result if the testing is performed at the time of a general home inspection. If MHIS is consulted for mold evaluation outside of a general home inspection there is a $100.00 additional fee.
